Yes replace belts & tensioner as soon as possible!
They need doing to stop engine damage with a snapped belt. 5years is the normal for a f, 4years for a tf, so either way overdue!
I previously had a noisy tensioner it sounded like chirping!

Sounds similar to my problems with leaks mine comes in somewhere under the dash near the bottom corner edge of the windscreen! (Both sides) But only in heavy rain.
